The seller will not drop the price (which would raise the cap rate), so you are faced with a dilemma to either pay the price (against your better judgment) or walk away.

This is where a rent scenario analysis can help. Rather then making a decision blindly, you can explore the influence that various changes in rent would have upon performance. In other words, at the very least, you can see what rents would have to be collected to achieve your cap rate, and whether they are likely or pie-in-the-sky.

In this case, you would consider all three scenarios: worst-case, most likely case, and best case. If your desired cap rate were attainable within the first two scenarios, it would indicate that the property’s current rents are low and it does provide some “upside potential.” So you might want to pay the asking price confident that you can increase rents and thus improve the property’s performance. Otherwise, if rents would have to be raised beyond your wildest dreams to attain your cap rate, you might want to walk.

How do you construct a rent scenario analysis? You can use a spreadsheet or purchase a real estate investment software program. Just remember what it is you want to achieve. 3)Balances on your open accounts are too high in comparison to their credit limits – it is a good idea to use your accounts regularly, but remember to keep you balances low in comparison to your available credit limits. If you have 2 – 3 Visa, Mastercard and/or American Express cards and if you’re carrying a large balance on these credit card(s), it’s a signal that you may have borrowed too much and may be living above your means. This high ratio of balances to credit limits on open accounts indicates you don’t have much available credit. Seeking more credit may be viewed negatively by lenders.

4)Average credit amount on open real estate accounts is too low– having credit available to you is a sign that you are able to manage your finances responsibly. Lenders like to see that consumers have a large amount of credit available to them.

Improving your credit score

Regardless of whether your score is high or low, when you receive your credit report and score, there may be a lot of discussion and interpretation included. You should read the report thoroughly and identify what opportunities you can immediately take to improve your score. Most of the easy fixes (which I refer to as, “low hanging fruit”) may be disputing and correcting errors or simply closing a few older retail accounts that you haven’t used for a while and you don’t intend to use anymore. Consumer reporting agencies must correct or delete inaccurate, incomplete or unverifiable information.

For example, if you opened an account with Target 6 years ago in order to save 10% on a large purchase, you haven’t used the card since, you’ve paid off the purchase long ago and you have other older active accounts, it would be a good idea to close the account. You may also discover errors on your report such as an unpaid and overdue balance on an account with a doctor or local merchant. If an error exists which is negatively impacting your score, you have the right to dispute the error. If you believe your debt was paid on time and in full and/or at least paid in full, then you should approach the person/company that is reporting the issue with your account. You may request that they remove the documentation of a problem from your account.

Since your credit score is a snapshot of your credit report at the time it was calculated, long term responsible credit behavior is the most effective way to improve future scores. Following are the best ways to improve your score.

Continually applying for new cards, in order to swap balances to lower interest cards, may appear to save you money, but it can be viewed as a negative by consumer reporting agencies.

Choosing Your First Metal Lathe

If you’re the type person, who wants to go beyond woodworking or perhaps try your hand at building a small steam engine or IC (internal combustion) engine you most likely will be looking for a metal lathe. Choosing a metal lathe is somewhat intimidating, especially for the first time buyer. A simple web search will yield all kinds of opinions and choices. One thing you quickly learn is there can be fierce loyalty to brand names, country of origin, size, and sometimes-even color!

So I may as well get in the fray and submit my ideas. However, be forewarned, I have a few dogs in the fight. Over the past 20 years I’ve owned an American and Asian lathes, in fact I’m on my forth lathe right now. I hope that during the past 20 or so years I’ve been able to pick up a few tidbits that may help you in your choice.

First, let me break tradition. Most people will tell you “any lathe is better than no lathe.” However, I don’t necessarily agree with that. I believe, a worn out lathe is nothing but trouble, ESPECIALLY for someone who has never used a metal lathe before. Therefore, before we start talking about size, heritage, or color, if this is your first lathe, please seek out a lathe that is at least in “good” condition, not some worn out hunk of cast iron.

Next, let’s look at sizes. The size of lathes in the Unites States is measured in terms of the diameter and the lengths, in inches, of the material that can be turned. For example, you will see lathes that are sized as 6 X 18, 7 X 14, 12 X 36, etc. That means a 6 X 18 lathe can theoretically turn a 6-inch diameter piece by 18 inches long. In reality, it will be somewhat smaller since you have to allow slight room for the lathe tooling. BTW, our English friends would measure the same lathe 3 X 18 since they measure from the center of the lathe spindle (3 X 2 = 6). One last thing about size: Get one big enough. I’ve seen and known, folks who buy too small and then have to upgrade within a year or two.

The next critical decision is deciding on manual change gears or quick-change gearbox. I’ve had both and believe me a gearbox with useable speed changes is a tremendous time saver. However, the key word here is usable. I’ve seen (and owned) lathes that the low speed was good but the high speed was excessively slow and vice versa. Moreover, I’ve owned manual change gears that, while it takes about 5 minutes to change gears, the speed selection is spot on. Pluses and minus, just like life. After 20 years, here’s my conclusion. If you can live with the selection of speeds on the quick change, go for it. However, don’t let it be a deal breaker, the lathe I currently use most is a manual change and I really don’t miss (most of the time) the quick change as much as I thought.

Now for the big question-USA or Asian? What a can of worms this is. Once again, I’ve owned both. Bottom line: Today’s Asian lathes are not a bad tool. For a long time, folks considered them a ‘kit’ of sorts that once bought you took the machine apart, cleaned everything, smoothed casting marks, usually replace bolts with USA stock and put it back together. Today things are a lot different. The last lathe I bought was a Lathemaster 9 X 30. All it needed was uncrating, cleaning the shipping grease off and start turning. It took less than an hour from the back of the truck to switch on and ready to run. And the Lathemaster is truly a fine machine and a pleasure to use.

Final thoughts: Look for a solid machine, ask lots of questions on the many home shop forums out there and make a decision. Just like life, nothing’s perfect or easy, and it’s the same when choosing a metal lathe. Nevertheless, go for it. Choose one that fits your needs and after you have a year or so under your belt, then you’ll make a better decision next time.

10 Secrets to Get a $30,000 Kitchen For Under $3,000

You see it all the time on TV. People spend outrageous amounts of money to get new kitchens. You can get a new kitchen for a lot less money than your TV would lead you to believe.

I once owned a lovely Cape Cod house with an 80’s style melamine and oak strip kitchen. When we decided to sell to start a new business, potential buyers all hated that kitchen. We didn’t get a single offer. We had no choice but to take the house off the market and fix the kitchen. If you think you might need to resell an attractive kitchen is important. But more importantly it’s nice for any homeowner to have a kitchen they love.

We asked the pros what it would cost to reface our kitchen. They estimated it would cost $20,000 to $30,000. And hiring “pros is not without risk. They may or may not do an adequate job. We did our first DIY attempts because of bad experiences with “experts” who didn’t deliver.

So we decided to do it ourselves…again.

We did it for $1,200.

Yes we saved at least $18,800 bucks, maybe more.

You can do it, too. Here’s how.

Do it one step at a time.

1. Your first step involves making decisions about the layout of your kitchen. If it is reasonably functional keep the sinks and appliances in their current positions. We did not move anything in our kitchen and saved lots of money.

2. Next keep your cabinet boxes if possible. This is a “green” issue as well as a price issue. Cabinets cost a lot of money and should never end up in a landfill. If you do not plan to reuse your cabinets at least donate them to a local charity like Habitat for Humanity or Good Will.

3. Check out home stores for good buys in cabinetry or rejects from manufacturers and cabinetmakers.

4. You can keep the boxes and just get new doors for a new look without some of the cost. I had a cabinetmaker make me paneled doors out of MDF and spray painted them cream. They did wonders for my kitchen and made my house sellable at the same time.

5. Make sure the style of your kitchen matches the exterior style of your house. This is important. My house did not sell because the house was very traditional and the kitchen was 80’s modern. People who liked the house hated that kitchen. The house did not sell because of it.

6. Check out appliances that have a few dents or are lightly used. You can find good serviceable things if you can’t afford new and perfect. Also look for in stock appliances that are on sale. Stores that keep inventory sometimes have sales. Paying cash might give you an edge for bargaining for better prices, too. Sometimes the only barrier between you and a better price is just asking. Have the gall to ask.

7. Consider using lower cost options for counter tops and floors. Butcher block or bamboo is way cheaper than granite and beautiful and functional. Ceramic tile is both functional and attractive and a good value, too. I’m going for solid surface with recycled glass for my next trick.

8. Look for used furniture that can be incorporated into your kitchen. An old buffet might make a great island. An old armoire could be a pantry. Get creative. You might get a really unique, furniture style kitchen for a lot less money.

9. Don’t demolish the old until you have the new on site. Your job will go a lot faster. Keep your old kitchen until you have everything you need to make the new one. We installed our whole new kitchen in one weekend (2 days).

10. Meet code. Building codes exist to make buildings safe. You can download this data from your local government.

All our work was worth it. When we put our house up for sale again we advertised it in the local paper one weekend. It sold to the first lookers for the asking price and without a realtor.

We are making plans to put a “new” kitchen into our current home reusing the existing cabinets, replacing worn out appliances and moving the kitchen to another location in the house. It will not cost a lot of money. I’m too cheap to pay the pros and I’m not changing.
